Phase 1 Environmental Site Assessment

A Phase I Environmental Site Assessment is a preliminary investigation of a property to identify the potential for existing environmental contamination.They are typically conducted to assess properties that past or current industrial or commercial activities may have impacted. The assessment involves a review of the property’s history, an interview with current and previous property owners, a site visit to identify potential environmental hazards, and an analysis of public records. The initial assessment aims to provide understanding of potential for contamination on property and to inform decisions about whether further investigation is necessary, eg. Phase II Environmental Site Assessment. The following guidelines are followed by our Professional Biologist (P.Biol),a member of Alberta Society of Professional Biologists with legal signing authority and authorized stamp: The Canadian Standards Association (CSA) Z768-01- Phase I Environmental Site Assessment, Canadian Environmental Assessment Act, 2012 (CEAA 2012) and Alberta Tier 1 and Tier 2 guidelines.

Phase II Environmental Site Assessment

A Phase II Environmental Site Assessment is a follow-up investigation that confirms the presence and extent of contamination on a property after a Phase I Environmental Site Assessment has identified potential contamination. It involves collecting and analyzing soil, groundwater, and/or surface water samples and conducting additional testing and investigations as needed. The Phase II assessment results help develop a site remediation plan and determine if the property meets requirements. The following guidelines are followed by our Professional Biologist (P.Biol), a member of the Alberta Society of Professional Biologists with legal signing authority and authorized stamp: Canadian Standards Association (CSA) standard CSA-Z769-00- Phase II Environmental Site Assessment, Environmental Protections and Enhancement Act (EPEA) and Alberta Tier 1 and Tier 2 Soil and Groundwater Remediation Guidelines.

Land Reclamation Certificate

The process for obtaining a reclamation certificate in Alberta involves conducting a Phase II ESA, remediation if contamination is found, reclamation of the site to a suitable state for its intended use, monitoring, submitting an application for a reclamation certificate, an inspection of the site by regulatory agency (eg. Alberta Energy Regulator or Alberta Environment and Parks), and issuance of the certificate if the review is successful. The process requires adherence to Alberta’s Environmental Protection and Enhancement Act (EPCEA) and the Alberta Tier 1 and Tier 2 Soil and Groundwater Remediation Guidelines. 

Soil Investigation 

The soil investigation conducted by our Professional Biologist typically involves an assessment of the soil characteristics and potential impact of the development of activity on the environment. The study may include collecting soil samples and analyzing site-specific data. The Biologist may recommend mitigation or restoration measures, and the investigation’s results can inform land use, development and environmental protection decisions. Third party services are used for purposes of replacing the soil.

Groundwater Assessment

Our Professional Biologist’s evaluation typically involves evaluating the quality and quantity of groundwater in the area. The Biologist may assess the potential impacts of groundwater use and contamination and recommend mitigation or restoration measures. The assessment may involve the drilling or installing monitoring wells to collect groundwater samples for laboratory analysis. The assessment results can inform decisions related to groundwater management, resource development and environmental protection.
