Detailed Description: A Phase I Environmental Site Assessment is a preliminary investigation of a property to identify the potential for existing environmental contamination. They are typically conducted to assess properties that past or current industrial or commercial activities may have impacted. The assessment involves a review of the property’s history, an interview with current and previous property owners, a site visit to identify potential environmental hazards, and an analysis of public records. The initial assessment aims to provide understanding of potential for contamination on property and to inform decisions about whether further investigation is necessary, eg. Phase II Environmental Site Assessment. Detailed Description: A Phase II Environmental Site Assessment is a follow-up investigation that confirms the presence and extent of contamination on a property after a Phase I Environmental Site Assessment identifies potential contamination. It involves drilling boreholes, collecting and analyzing soil, groundwater, and/or surface water samples, laboratory analysis of the samples, evaluating results and conducting additional testing and investigations as required to confirm the presence, extent and severity of contamination. The results support regulatory compliance, property due diligence, financing decisions, and remediation planning. All Phase II Assessments are done by our Professional Biologist (P.Biol), a member of the Alberta Society of Professional Biologists with legal signing authority and authorized stamp.
